The works included the demolition of a large number of existing former hospital buildings to facilitate the construction of 230 new residential units. This included the removal of a significant amount of asbestos containing materials. The demolition and asbestos removal phase further included a number of chimney towers and an associated incinerator plant, removal of underground service ducts network which contained asbestos insulation, fuel tanks and chemicals.

The project consisted of the cut and fill of 19,000m3 of class 2 material to formation in accordance with series 600 and the remediation of contaminated materials in accordance with CLAIRE: Code of Practice and the site Material Management Plan which was governed by the Environmental Agency.
